Many purchasers rely merely on a mortgage valuation. This can be upgraded to a Homebuyers Survey (HSV). However as part of the home buying reform and after extensive consultation a new  product is avaliable - The Home Condition Report (HCR). The HCR is a level 2 survey, midway between a mortgage valuation and a building survey.

This report is of standard format with built-in flexibility to accommodate all sizes and types of properties from the small studio flat, to the 'listed' country home.

 It is designed to be easily understood by the lay reader – that means it is clear, consistent and accurate. The HCR identifies defects of each element within a property assigning them a condition rating of 1, 2 or 3. 1 being fine 3 being urgent repair or replacement required.

The report is made up of a number of sections that cover the interior, exterior, services and possible conveyancing issues. (see HCR under services tab).
